SOUTHFIELD, MI, June 11, 1999 - Mortgage Builder Software, Inc. (MBSI) announced Community Mortgage Services, Inc. has selected Mortgage Builder ™ loan origination system for its lending operations nationwide. With headquarters in Southfield, Michigan, Community Mortgage Services, Inc. has a mortgage portfolio of $75 million.
According to Community Mortgage Services, Inc.'s vice president, Ernie Gazdag, Jr., the company had been using a competitor's origination system for a number of years, but when the vendor demanded higher costs to upgrade the old character-based to Windows®-based systems, Gazdag looked elsewhere. After reviewing a variety of origination systems, Community Mortgage Services, Inc. concluded that MBSI's Mortgage Builder software provided the features and benefits most suitable for its needs.

"Before we began designing Mortgage Builder, we researched and evaluated all the other systems available," said Smith. "We soon discovered that although there are plenty of Windows-based systems, most are simply rewritten versions of PC-based (DOS) applications that don't do a great job of serving a large number of users. This is why we decided to create Mortgage Builder from scratch in a 32-bit environment and with a post-relational database. It gives the mortgage industry greater flexibility and scalability, while also providing affordable new technology."
A Windows-based 32 bit system, Mortgage Builder's features include: processing and closing functions, on-line help, document printing, pipeline management, a fully-automated Fannie Mae interface, custom reporting and document design. Mortgage Builder speeds up processing time and reduces errors by auto-in-filling most loan program parameters via automatic data population.
Mortgage Builder was created with a new generation of computer application software tools called System Builder™ by Ardent. Most mortgage origination applications use relational databases. However, Mortgage Builder's post-relational database adds a new level of power to computer applications enabling it to handle more types of loans, have better post closing management and comprehensive reporting. Competitive systems often require additional modules for this additional functionality.
